I looked up the mls for real estate activity in New Britain township in May 2013.

I looked for residential listings sold in May . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 14 homes that settled in May 2013.

The average original list price was $ 305,843

The average last list price was $289,964

The average sale price was $283,179

Highest sale price was $605,000

The lowest sale price was $ 8000

The average days the homes were marketed was 170

The average settled price to original price ratio 91.94

The average settled price to last list price ratio is 97.03%

The homes were priced high and sellers had to reduce price as seen from ratios.
