Cedar Landing is a community made up of 366 single family homes with 3-5 bedrooms, 2 to 3 baths and 2 to 3 car garages. These homes were built between 2000 and 2004 and feature square footages that range from 1,600 to 3,600 square feet . The majority of these were built by KB Homes, US Homes and Gehan.
Currently there are 6 homes for sale in Cedar Landing; 2 of those are under contract.
The number of sales are up by 30% with 13 sales this year and 10 during this same time frame in 2012. The average dollar per foot of a home sold there is up almost $10. Market time however has dropped significantly from 83 days on the market last year to 60 in 2013. The majority of the homes here sold on some type of government financing, either FHA or VA; not unusual for a first time buyer type neighborhood.
Of the 13 homes sold this year, 2 of those were distressed sales (short sales or foreclosures). That’s the same number as last year but of course there are more sales this year so percentage wise, the neighborhood is in better shape.
