When you hold a successive weekend Open House schedule for the same listing--make sure to capture at least a phone number for the folks who really seem to love the house, but are "just starting" their search.  Then call to invite them back to the home the following weekend when you host it Open again.  Susanne does this relentlessly, and this pass weekend, customers she met the previous weekend returned, spent 40 minutes in the house, and then after we had closed the house, called and asked us to come back and open it so they could show their teenage daughter. So--they have seen it a total of 3 times...I smell a purchase contract.
