Did you know that potential buyers and sellers are right at your fingertips every day?  It is your opportunity to generate interest using the tools that you have in your tool box.  Your biggest tool right now is the vast variety of inventory of homes on the market.  Consider trying this:

  • Pro-actively contact 10 people who are close to you in your database.  They do not need to be buyers or sellers; they simply need to be your friends
  • Let them know that you are excited about the inventory of homes available today.  Also let them know that you know that when they see a home that they are curious about, maybe because they have been watching signs of remodeling, they are curious of what 5,000 square feet looks like, or they want to see the view from their living room window, to give you a call.
  • Tell them that it would be your pleasure to go see the home/homes with them and that it gives you the opportunity to view more homes in your market.
  • Afterwards go for a coffee and talk about what they thought.
  • Be sure to follow up with a phone call or personal contact within the next few days while they are brooding about the fact that their kitchen isn't as nice as the one they saw, or they would like a view.
  • Sometimes people don't realize they are buyers until the right opportunity is put in front of them.  Be open to being the catalyst.
  • Another scenario would be to show them a few great investment properties and spark their interest in building their Real Estate portfolio.

You know your friends and clients best, when you see something that you think would interest them, call them and give them the opportunity to decide if they want to pursue it.

Another thought...When you do have a buyer that you are showing homes.  Invite them to bring along a few friends.  Chances are they will have the same taste.  You may just pick up a new buyer along the way!

Speaking for myself.  I tend to make things more complicated.  I find it good to remind myself of the "basics".  No sense in re-creating the wheel. 

 My favorite part of this blog is having them invite their friends and family along.  Sometimes we think of the friends and family just along as support, but there are many people that find their own homes that way...and they did not even realize they were ready to move.
