Sorry you can't show that listing, I'm the only one who can

I'm getting this response from a couple of brokers in my market lately. It would appear to me that a seller would be disappointed to know that potential buyers are being skipped over because the broker they listed with denies showings unless your client uses them. Maybe the selling  clients were ok with that, maybe they don"t know it's going on, or maybe it was  listed so low that the selling broker needs it all.

Obviously using only one agent/broker to get a buyer is a viable option to get your home sold, but it could also ensure that you dont get a buyer. An example of that would be if the agent was disliked or not trusted in the community. In a smaller town you will have the "I don't like that agent or brokerage" mentality, and that can have an effect on showings if that agent/broker won't cooperate with other agents. Especially if there are only 20 or so agents in that community of 4400 residents.

In my opinion the system works much better with cooperation between agencies, besides if a buyer comes from someone other than listing agency the ultimate goal is achieved . The property is sold!!! And thats what the listing agent was hired to do, not  protect listing for their own interest and potentially miss a sale. Sellers should ask this question when interviewing agents/ brokerages. As well as listing their property in the MLS immediately.
