"I'm Sorry that Property has an Offer on It...." Today's Mantra

musical notesMANTRA - an often repeated phrase.   For agents who are primarily...or exclusively...listing agents...the mantra is music....a wonderful melody that brings out the finger snappingfinger snapping toe  tapping beat that accompanies a recovering market. tap dance

Homes are listed and quickly have offers leaving buyers who just started looking...who slept on the decision one night too long...who waited for a more convenient time to take a tour....with no choice but to mooooove on to the next house....continue their search and hope that the outcome would be different the next time .

   What is a BUYER to do ?

  dollar sign           FIRST.....be as ready to buy as possible....Go to a lender and get a pre-approval in writing. Take that one step further.....ask the Lender "If I wrote an offer today how long would it take to close ?  Do you have a record of closing within that time period in the last 60 -90 days ?   If it is a loan officer you don't know...ask for references....no professional is offended by the opportunity to show the record of their career accomplishments.

     question signSECOND ...Find a Buyer's agent that you can work with and has your best interests in mind as they search the market for the house you will call home.  Think of it as having your own personal, professional assistant that has been schooled and experienced in every aspect of home buying...with finding a home for you as the focus of their job.  Signing a Buyer Agency contract enables her/him to be your dedicated agent.  When you are looking at listings and have a question - CALL THEM.  If you are going to an open house TELL THEM.  They may choose to call the hosting agent or accompany you to the open house.  Going to an open house without the benefit of working with an agent who can represent you in the purchase and negotiation of a house can mean that you will be working with the agent hosting the open house who may not have the experience you want and is working as the agent for the Seller.  Be sure you are comfortable with the agent...conduct an interview...ask about experience...ask them the big WHY ...why should he/she be YOUR agent ?

flexible personTHIRD- Be flexible....that was a great block that the house you knew you could not live without was on...and right now, it is a stable neighborhood with no others for sale....widen your search.  When you have given the agent the things you want most in your house..ASK which particular features might be ones that could be added or are making your search more difficult.   Yes...Saturday morning at 10 am would be the perfect time for both of you to tour homes....it may also mean that by Saturday the house that you wanted to call home has an offer.  If both people cannot attend...at least one can go to the first showing and a second one can be arranged by the agent who is working with your best interests as their focus.

listening dog with ears openFOURTH - Keep  your ears OPEN....and listen to the agent who is dedicated to finding a house that you want to call home.  It doesn't matter what your sister, friend, parent, neighbor said about what you should pay...what you should ask for...how you should write ....listen to the agent that you have chosen for all they know and have learned working in  the marketplace and successfully doing their job. Real estate is ever changing and involves lots of factors...the agent knows them...you may not.

     Enjoy your home search.....you will find it much more satisfying....and ultimately more rewarding being prepared and working with a knowledgable agent.

I had to disappoint a tenant prospect yesterday - I took application and check for move-in monies 30 minutes before their appointment.....I suggested an EARLIER viewing appointment for them and they could not re-arrange their schedule.

You take all the tricks and most both sides because you have the keys. Get the jump and dominate the market.
