The Boulders in Scottsdale & Carefree AZ – 2013 Real Estate Report –
The Boulders is a resort community on the Scottsdale and Carefree border. It is home to the world-renowned Boulders resort and spa. There are two golf courses and a large tennis complex on property.
What makes The Boulders so unique is the breathtaking boulder formations that dot the property. The terrain is gently rolling and many homes enjoy golf course, Black Mountain or boulder and desert views.
Homes range in size from casitas, many of which are in the rental program, all the way to larger custom homes.
THE BOULDERS HOMES FOR SALE AND PENDING SALES AS OF JUNE 24th
As of today, there were twelve homes for sale in The Boulders. They range in asking price from $535,000 for a three bedroom, two bathroom patio home with 2,898 square feet up to $2,295,000 for a stunning four bedroom. six bathroom custom estate with 5,754 square feet and private casita.
Four homes are pending sale and they range in asking price from $559,000 to $725,000.
THE BOULDERS HOME SALES YEAR-TO-DATE
The chart below shows home sales over the course of 2013 for The Boulders.
Sales were up sharply in Q2 over Q1 for this community, which shows the impact of the high season on home sales. We also saw average sales price and average list price per square foot increase over the course of the year, which is a positive sign.
Days on market increased, but I would attribute that to the $1,825,000 home sale where the home had been on them market for over 1,300 days.
Overall, home sales in the The Boulders are off to a good start as we come to the end of the second quarter of 2013.
