FIRST of all today is a special day because it is my 8 year wedding anniversary. I can’t believe that so many years have passed since I strolled down the Delaware Park Rose Garden to marry my best friend.
SECOND best thing that is happening today; Buffalo Niagara Association has a new sales contract! YAY!!
Here are just a few changes
1. E-Signature is now LEGAL! That’s right, even though New York State approved this method at the beginning of the year we at BNAR were unable to use it since our last contract voided any E-signature contracts.
2. Major upgrades to our included and excluded items. Recently added items include just some of the following;
1. Speakers, wall mounted or recessed, indoor or outdoor (check box)
2. Outdoor play sets (checkbox)
3. Matching free standing kitchen islands
4. Pool related equipment (check box)
5. Televisions or television wall mount brackets- This one brings joy to my heartJ
Also added to the contract are two clauses as to when the appliances are considered “as is”- “as is” from inspection date or day of closing? LOVE this too!
3. No more initial deposit due at time of signing the contract.
I can’t remember the last time I took a $100 for a purchase contract. If the deal fell apart during Attorney Approval and Home Inspection period, I had to run around for the check. UGH . Good Riddance!
4. Two important items added to the Seller’s Disclosure
1. Court Orders- Seller is or is not subject to court order that prohibits the sale or transfer of the Property without the consent of another person or further court order. Like a divorce…
2. Code Violations- yes or no? This will make our lives much easier. Even though it is my job to always double check on any housing code violations, this will make sellers less likely to lie to me at time of signing the listing agreement. LOVE IT!
