Carlsbad CA Detached Single Family Home Market Report First Half 2013
The market is booming! Prices up, tight inventory, multiple offers, and quick sales describe the Carlsbad CA detached single family home market for the first half 2013. Here are some numbers to put it all in perspective:
New listings for the first half of the year:
1208 in 2012
1319 in 2013
Number of homes sold first half of the year:
849 in 2012
879 in 2013 10% were short sales, and foreclosures about 3% of the total number of sales
Well those numbers aren't too exciting...number of listings up 9% and number of homes sold only up 4%. But here are the telling numbers:

$251 in 2012 on a 2281sf home
$293 in 2013 on a 2271sf home more than a 16% increase from the prior year
Average days on market first half the year(from listing to accepted offer):
78 in 2012
40 in 2013 selling in about half the time compared to the prior year
Number of Active listings as of July 1, 2013: 255
With 191 homes selling per month in the past 6 months, that is less than 1.5 months of inventory. A balanced market is about 6-9 months of inventory, so this represents a very strong seller's market.
Well where do we go from here in the Carlsbad single family home market? As interest rates creep up and house prices rise, we will see a slow down in buyer activity. Maybe by the end of this year we can get back to a more normal market. Carlsbad is not the only place experiencing the low inventory and fast price increases...it is in many major markets across the country including some of those hurt the most in the downturn. eg. Las Vegas, Orlando
