#1 Rule for a FSBO, buyers are NOT telepathic!

Here is it, my best advice to FSBO's in New Milford, CT.

FSBO advice The for sale by owner sign is on a very busy street, perfect place for a sign actually. Traffic often comes to a crawl by the sign. But ... you can't read the telephone number! And I have tried, even when I am stopped. I just can't read the number!!!

Most people aren't telepathic. Seriously.

If you are going to go it alone when selling your house in New Milford, CT, or anywhere in Southern Litchfield County, make sure you know what you are doing. I feel for this owner every time I drive by and wonder how on earth people are going to call him? I mean, he doesn't live in the house, there are tenants there. They aren't home during the day, so you can't really go up and knock on the door to find out what is going on. And getting to the house can be confusing even though the house is on the corner of a main road!

My best advice to a FSBO? Hire a Realtor. Remember, even the founder of "forsalebyowner.com" gave up and hired a Realtor to sell his place.

But if you don't want to go that route, here are some basic suggestions. And remember, buyers are NOT telepathic!

  • Make sure the sign in front of your home is legible with a phone number big enough for those passing by to read. They need to know how to contact you! (First rule of real estate)
  • Put your house online, it needs to be searchable by the address at least.
  • Use a flat fee MLS to list your home. This does mean you agree to pay a buyers real estate broker a commission, but you will get more buyers that way.
  • Make your home easily accessible for showings.
  • Make sure you provide the buyer with all the correct forms for a sale. There is a $500 fine you will pay to the buyer if you don't provide a buyer with a Property Condition Disclosure Report.
  • If your home was built before 1978 you need a lead disclosure and to provide the buyer with a "Protect Your Family From Lead in Your Home" pamphlet.
  • Hire a professional photographer, it will be money well spent.
  • Make sure any offers are backed up with a pre approval from a reputable lender.
  • Get yourself a good real estate attorney to assist you with the offer.

FSBO? Just make sure those buyers can find you. The competition is fierce for the buyers that are out there. I spend most of my time marketing our listings to those buyers. How are you getting your house in front of them?

I love those signs that no one can read.  What a joke.  Therefore they eventually will call a Realtor because no one contacted them.  Gee, I wonder why?  The nuns who taught me in elementary school always drilled into us to "check your work". Check if you can read your sign.  Check to hear your voicemail recording.  Check check check.

The surprising thing to me is how many Realtors try to FSBO their own properties. With a faded number how serious is the owner about selling?

Good post and advice.  Bill, I haven't noticed any Realtors in this area using signs with faded numbers.  I don't know why they would even try that.  My office allows agents in the office to sell one property per year without paying office fees.  In normal sales, Realtors are often the worst at pricing their own homes.  We advise our clients to price the property properly from the beginning and advise against starting high so we will have room to negotiate.  Well, Realtors in my area often start real high, out of the market high - after all, they had the house built with heavy-duty nails.  The same principles apply regardless who is selling your house.

FSBO signs, like garage sales signs, tend to be un-readably small.  They often look amateurish, and buyers react (or don't) accordingly.

Great advice for those people trying to go at it alone! I have had a few people in my neighborhood that have tried to For Sale By Owner and ultimately after months of no activity they realize hiring a Realtor should have been done a long time ago. What a lot of for sale by owners don't realize is the money that would've been spent on getting their home sold with an agent they ultimately paid in caring costs!

Andrea, I see this all the time. At a minimum, the seller should invest in a big sign with their phone number on it that passers-by can easily see.

great advice for FSBO. I had one couple tell me once they used small print on the sign to get people to stop. I laughed cause they was 25% over priced :-) .. Trying to get some extra!

Even better, I saw a FSBO sign a couple months ago in our farm area that just said "OPEN HOUSE", no number, no name, nothing and of course there actually was no open house.

Such great advice!!  Number one rule though, they need to be able to contact you!  Poor FSBO is losing a ton of buyers by not providing at least a legible phone number!

FSBOs is very optimistic the first few days about selling their property, themselves. It takes a FSBO about 30 to 60 before the optimism starts wearing off. After dealing with some lowball offers and unqualified buyers they are ready to hire a realtor.

As many have stated, FSBOs sell sell for less than properties listed with real estate professionals.  There is no way that a homeowner could know about and understand the regulations that govern real estate transactions.  Without understanding the regulations, the lending process, and title process, homeowners are at the mercy of the buyer and the buyer's agent. Also at play are liability issues throughout the transaction and after the transaction closes. This is not a good DIY process.

The is a FSBO that I drive past on occasion.  For three months there have been piles of trash, garbage, and miscellaneous yard junk in front of the house.  I wondering - WILL THE TRASH OUT NEVER END?!?  Is there a landfill in the back yard?

I'm sure the neighbors think the same thing.  The good think is there was this odd piece of yard "art" that is now gone.

Who says FSBOs can't learn?
