San Ramon June 2013 Home Sales Update

Home Sales results for San Ramon in June showed an increase of 28% in the average sales price over the same time period in 2012. All activity for San Ramon detached homes during the month:

  • 122 New Listings - $595,000 to $2,095,000
  • 87 Pended - received a contract - $599,999 to $1,572,825, average days on market 13
  • 75 Closed sales - $475,000 to $1,670,000--sales prices 103% of list prices

Based on the number of homes listed San Ramon inventory is approximately half a month.

The above stats indicate that inventory is picking up compared to 2012 and that sales prices on average are 3% above the list price. Not all San Ramon homes receive offers over the list price. The houses that were priced right and in excellent condition will always experience a higher offer price.
