We have seen 7 straight months of low inventory in The Valencias and don't expect things to change anytime soon. Sales vary each month depending on which models are sold but home prices in the Valencias have been increasing. If you are considering finding a home, you can still find deals on a house in the Valencias but having a good real estate agent who understands the market is a must. Don't wait on the sidelines for too long; many of our listings are starting to sell within a few days of hitting the market. As you can see from the numbers below, listings are not selling exactly for asking price. In some cases, when homes are priced right, we end up in a multiple offer situation. To make sure you don't overpay for your home, you'll want to have an agent that does a thorough market analysis of the Valencia home on which you are making an offer.
If you are interested in current inventory in the Valencias, as of May 31, 2013 there were 13 Active Listings for sale.. Low inventory continues to be the trend in the Valencias. There were 16 Contingent Sales meaning they were under contract but not all conditions of the contracts had been yet met and there were 16 Pending Sales waiting to close. That is in 7 communities with between 600 and 1100 homes per community! And there were 29 homes sold, 3 more than last month.

They have state-of-the-art fitness centers, grand clubhouses, cafes and a lifestyle geared towards today's baby boomers.
