It is hard to protect our clients from themselves!

I always tell my sellers not to talk to anyone about price.  Certainly not what would be willing to come down to.

NOT TO ONYONE!!!

Well, it happend again.  One of my sellers was taling to the neighbor and spilled the beans.

What my client didnt' know was the neighbor was digging for information for a friend that was interested.

The offer came in about $5000 less than he was willing to take.  We countered at his bottom dollar, (that he told the neighbor)and they accepted.

At closing, Mrs buyer spilled the beans about knowing the neighbor and the tip he gave them.

Now, I don't know if we would have gotten more, but my client put us in a poor barganing position.

William: Clients just don't think that far ahead. I had one client who would call the listing brokers to get information. Figured it would "help our side". And it just showed how much my client wanted that property. Until about half way through when she realized it WOULD COST HER.

Some clients are just too chatty!  Home sellers have to treat the sale of their home as a business deal.

I always wonder why people ask for general advice (I don't give legal advice) and then do something off the wall and then complain about it.

Sora true for my accounting clients.  Give them financial advice and they do the opposite.
