What this report tells you: With 23 Westminster homes available for sale at $200,000 and under is twice as many as last month, but is almost the same as April's report. It's possible that higher interest rates are slowing our market.
This is the first time I've seen longer days on market and fewer sold than the previous year in this price range for Westminster homes.
How to buy a house in this price range: check with your lender to find out if you need to adjust your search price range, in case interest rates are having an impact.
How to sell a house in this price range: If you have a house in this price range that's in decent shape, you should have no problem selling it at all.
Westminster absorption rate: About three weeks - a strong seller's market!
Westminster CO homes sold at or above list price last month: 21 (62%) Not taking into consideration any seller concessions paid.
This report includes only detached single family Westminster homes listed or sold for $200,000 or less. (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)
- Currently, there are 23 Westminster CO homes for sale in this price range (that's more than double from last month - click the link to see them!). Seven of those homes are foreclosures, none are short sales, so 30% of Westminster homes for sale now in the under $200,000 price range are distressed sales.

- There are currently 77 Westminster homes under contract (up from 39 last month), 19 are foreclosures and 11 are short sales. 39% of Westminster homes currently under contract are distressed sales.

34 Westminster homes sold last month under $200,000, having 25 median days on market. Nine were foreclosures, three were short sales. So 35% were distressed sales.
- One year ago 52 Westminster homes sold below $200,000, with 14 median days on market. 17 Westminster homes were foreclosures, 7 were short sales. A 46% rate of distressed sales.
- Two years ago 64 Westminster homes sold below $200,000, staying on the market for a median of 43 days. 26 were foreclosures, 9 were short sales, for a 55% distressed sales rate.
