Private Mortgage Banking or “PMB” is a lending model created for the purpose of meeting the home-financing needs of wealth clients. As a Private Mortgage Banker, I partner with Real Estate agents and Title Company Luxury HomeRepresentatives who themselves cater to, and specialize in, the needs of upscale home buyers. This creates an overall “concierge-treatment” experience which is fitting for those buying or owning in the luxury home prices ranges.

Within the Bank are highly specialized Private Bankers (PB) with whom I also partner to ensure clients familiar with the Private Bank are treated to the same care and regard when applying for home financing as they are when conducting other banking business. Home buyers I assist who qualify as wealth clients who may not be familiar with Private Banking are offered the opportunity to learn more about Wealth Management and other services designed with their special needs in mind.

Wealth clients are often self employed or otherwise may have complex income situations. Income tax documentation will often include multiple business entities, passive income streams, and international business connections in a multitude of variations. These scenarios require that we as Private Mortgage Bankers be trained and experienced in deciphering voluminous and complex income documentation. 

The PMB specialty helps ensure smooth home-purchase transactions by engaging the Private Mortgage Banker in pre-underwriting activities when preparing loans. This leaves very little to chance once a file is ready for final review and final approval. Again, this is done with the intention of presenting an exceptional home-financing experience.

Dan - this is very fascinating reading. We have upper tier clients who look at purchasing luxury properties here too. It is always interesting to me that they actually do not keep track of the basic aspects of financing. I find it interesting that you work across the country. In my experience it is sometimes difficult if the lender/mortgage broker is not in the area. Because they are forced to use appraisers with whom they're not familiar, are not familiar with the local real estate, we run into loans not being fulfilled. I really appreciate your insight and will say that I am going to follow you to see if you might be of assistance. We do have a local mortgage broker here who seems to be able to work with the clients who are in the situations you mention. I will also say that most often, when I have upper tier clients, inevitably, the financial decisions are negotiated with their advisors who often come right along on our home tours.
