It is not unusual to sell homes furnished in vacation  areas like beach front, golf or mountain resort properties. That is probably because many people have second homes.

But why not take that concept into regular resales?

In talking with my seller of 3521 Autumn Drive in Pikesville, this subject came up. They will be rightsizing ( I don't like the term downsizing) moving into a newly built condominium and since the big beautiful home is perfectly and comfortably furnished...why  not leave it intact. 

Think of the family moving from out of town, the first time buyer or the buyer who has the same idea...sell their home, condo or townhouse furnished.

 

Autumn Drive is a very spacious and versatile four bedroom home with living and dining room combination, custom built in storage, a large first floor family room, first floor master bedrooms, a sunroom, a modern granite kitchen, 3 car garage with workshop, well sited on a 3/4 acre landscaped corner lot.

These owners will not need this special chosen furniture for their new home.

What to do with it?

Place in storage for future use.

Have the children, friends or neighbors come take a pick of what they want.

They could sell it or donate to a needy family.

Here is another idea...leave it for the new buyers. Will someone like everything?...most likely not. But what a good way to start off with all rooms ready to start living. Think of the savings not having to hire a full blown mover for either the buyer or seller. No worry to store all the items, no major timeframe coordinating movers at either end.

Will this work for everyone?

Of course not, but it might be a good solution for some. Have you thought about this for your buyers and sellers?

Michelle, It would only work if the buyers liked the home and the contents. Furniture would have no value for purpose of financing.

 Jeff, This can work in very specific situations. This house is furnished with taste and class...no cast offs.

Chris and Dick, You are so right.  This is perfect..."furnishings are left for the convenience of the buyer and the seller and have no value" The last one I did was a cash sale..no problem.

Margaret, I love the term "rightsizing". There are short term rental communities in my area where most homes are fully furnished. It's important for Realtors to understand furnishings are not part of the contract.

Margaret -- When 'rightsizing' to a condo, a lot of the big house furniture just does not fit in.  This is a perfect idea as I am sure the furnishings are customized to the space.  This can be a great solution for both the buyers and sellers.

Can be done, but need to specify that it is included at no value and successful close of escrow.  Or else, mortgage company may require each item to be appraised.

Or better yet, have a home stager come in and keep what fits and looks great...and remove the junk!  Then it will sell even quicker and give off even a better feel to potential buyers! Great blog.  Thank you for sharing.

Hi Margaret.. Great idea. The only issue I see is that the IRS and government likes the home sale to be kept separate from the furniture sale..  so as long as that is accomplished then all good!

Interesting and great for the seller who does not need the furniture.  After the sale, a charitiable organization can pick up the furniture and sell them, if the buyer does not need them.

Beth, I have seen where the furniture, used to stage the home, has been purchased.

Barbara, I think it could be a good solution for both.

Edward, But of course it would stay separate.

Chris, In this case there is only good furniture.

Wendy, This home has NO junk and better than a staged property.

Betty, It is another marketing idea.

Gay, It would definitely stay separate.

Simone, This house would probably remain furnished for many years. If the buyer did not want the furniture, the seller would remove it.
