How do you become successful selling real estate?  There are so many possible responses to this question.  Here are some ideas:

  • Send out tons of postcards.
  • Open houses and door knocking.
  • Calling owners of "Expired" listings and For-Sale-By-Owner listings.
  • Cold calling neighborhoods.
  • Hanging around successful agents (osmosis effect).  
  • Buying Internet leads.
  • Blogging.
  • Facebook, LinkedIn, Twitter, etc.

Founder of Keller Williams Realty, Gary Keller, recently wrote The One Thing.  In this bestselling book, Keller encourages real estate agents to focus on the ONE Thing that will lead to success.  His answer for real estate agents?  Lead Generation.  

The most important thing a St. Louis real estate agent should do to be successful is Lead Generation.  Generating leads for at least three hours each day will lead to success.  Keller recommends focusing every morning on this one thing.  

Now, there are many ways an agent might generate leads.  The cheapest and most effective way to start is simple:  Call everyone you know and ask a simple question.  Who do you know looking to Buy, Sell, or Invest in real estate in the next 30 days?  

During my successful career in real estate, that simple question has been my mantra.  I ask the question to family, friends, my barber, librarians, soccer coaches, doctors, etc.  I ask this question a minimum of 20 times each day.  And I don't end my day until the question has been asked at least 20 times.
