Read on for a report on Arvada home sales:

arvada homes, denver boulder real estate, market report, sellers market, foreclosures, short salesSales of Arvada homes below $200,000 took a big dive compared to the number sold in 2012. Still, the absorption rate is less than 3 weeks. Arvada homes in this price point are just rare, I'm wondering if the price increases over the past few months account for that, at least in part.

15 Arvada homes sold last month went for asking price or above in this price range (75%).

This report includes only detached single family Arvada homes listed or sold for $200,000 or less.  (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are thirteen Arvada homes for sale in this price range (click the link to see them!).   Four of those homes are foreclosures, three are short sales, so 54% of Arvada homes available in the under $200,000 price range are distressed sales.

If you would like any more details or to see any of these homes,

please give me a call at 720-353-8031.

  • There are currently 35 Arvada homes under contract, eleven are foreclosures and ten are short sales.  60% of Arvada homes currently under contract are distressed sales.
  • arvada homes, denver boulder real estate, market report, sellers market, foreclosures, short sales20 Arvada homes sold last month under $200,000, having 9 median days on market.  Four were foreclosures, two were short sales.  So 30% were distressed sales.
  • One year ago 42 Arvada homes sold below $200,000, with 21 median days on market.  Four Arvada homes were foreclosures, nine were short sales.  A 31% rate of distressed sales.
  • Two years ago 48 Arvada homes sold below $200,000, staying on the market for 58 median days. 20 were foreclosures, 4 were short sales, for a 50% distressed sales rate.
