There are nearly twice as many Arvada homes listed between $200,000 and $300,000 on the market right now than there were two months ago. Absorption rate has increased to nearly a month. Could it be that the craziness sellers have enjoyed is slowing down?
The market slows here annually during the hottest summer months, then picks up for September/October, so we need to keep watch for a few more months to be sure.
69% of the Arvada homes sold in this price range closed at or above list price (exactly the same as last month).
How to buy an Arvada house in this price range now: If you haven't spoken to a lender yet, do get pre-qualified and lock in your interest rate. Then, narrow the list and call me to get started house-hunting!
How to sell an Arvada house in this price range now: If you've been lamenting for the past five years that you would have to compete with foreclosures to sell your house, that time is over. If you've been put off by the long time it took most homes to sell, that's 'so' 2011. If you're waiting for interest rates to climb to kill the buying pool interest level, just hold off a little longer. Otherwise, it's time now to call me to list your house and get it sold in a timeframe sellers could only dream about a few short months ago!
This report includes only detached single family Arvada homes that sold between $200,000 and $300,000. I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.
- Currently, there are 66 Arvada homes for sale in this price range. Two of these homes are short sales, and three are foreclosures, bringing the percentage of distressed homes for sale to 8%.
