Nothing Like Deciding To Sell and Then Changing Your Mind

Should we or should we not sell 

My husband and I have thought for quite a while that we might like to sell and downsize just a little in the yard.  No so much the house, but our yard and garden are a lot to keep up and look beautiful like we like it.  I took a good look around the house and knew that we needed to make some changes in color, some flooring, appliances and so on.  This thought took a lot of time if that makes any kind of sense, plus we have been in this house for 17 years.  We have a lot of "stuff". 

I am a collector of dishes.  I have never seen a dish or glassware that I did not like.  I like books and have or had a collection of children's books and auto-biographies.  Loved them all.  Sometimes I will read a book two or three times if I really like it.   I love to paint and have an enormous suppy of paints, canvas, paper and on and on.  My husband has fishing gear out the wazoo plus he likes to refinish furniture so his shop is full and I do mean full.

DeclutteringSo, here we are thinking of selling??  Where in the world do we begin.  Cleaning out and decluttering...whew...a huge job.  It has taken me around a year to do this and I am still not done I am sure. So what was my strategy?  I began with deciding not only to declutter a small amount at one time (you don't really think a collector can do it all at once do you), and begin changing the wall paint throughout the house. 

Yes I said the whole house, room by room.  I became so confused on what colors I wanted ranging from greens, blues to brown tones.  Now I am an artist and I know color and color theory, one would think I could figure it out, but no it does not always work that way.  I called for the calvery, and the general's name is Maureen Bray of Room Solutions, a wonderful home stager that saved my ..... mind.

She came over with a colleague and we did a color consult.  It was fabulous and the colors are perfect and very peaceful.  It never occured to me that in choosing the colors I needed to remember we not only have walls and the ceiling, but there is the floor.  So, now I have painted every room, along with woodwork.  Now this was towards the end of 2012 and then we became more serious about perhaps selling.  Painting the Interior of your home

These are the things we did.  New kitchen appliances, Gas stovetop, double ovens with the top oven being convection as well and a new dishwasher, all stainless.  I had new lights installed under the kitchen cupboards which changed the whole look of the kitchen.  We did not do countertops or cupboards, because I know we would not realize the money back if we sold. 

We had new tile floors put into master bath from carpet and new tile in hall bath instead of vinyl.  New vinyl in Laundry that looks like tile and new carpeting in Master Bedroom, Living Room and Dining/Art Room.  Beautiful.  What a difference.  I also put new fixture in Hall Bath and Eating area. 

So, now we have decided to put off selling and stay awhile.  Talk about deciding to sell and then changing your mind.  Here is a peek at the before and after, and by the way I am still painting woodwork, just a little to go I think.  We all know when you do one thing it leads to ten others.....good thing we are staying for awhile.

Hi Travis, I did not do the collage myself, the particular video platform that I chose did that for me.  You can manipulate a lot of things but it was part of the platform.  I liked how they did it so that is why I chose that particular one.  I have the Plus account and not the full blown one but I have a feeling the one up from mine gives you a lot more options. Thanks for the kind remark about the home transformation, I felt like we actually brought it into 2013 instead of 1993 when the house was built.

Helen and Larry thanks.  We do intend to stay for a great while.  You are right, hard to do so much and then let someone else enjoy your accomplishments.  We do not have a fancy home, but it is a loving, peaceful and welcoming home to anyone who enters.  My daughters have told me many times when they come to visit that they want to lie down and take a nap and get away from their own hectic lives, mainly because the energy of the home allows them to let go and relax.  Quite a nice compliment in my mind.  Hope you have a beautiful weekend.

Mary, 

Love the new changes.  It's amazing how a home can feel fresh.  We've lived in our home for almost 18 years - or will be 18 in August!  We've redone a whole bunch of things over that time, but it's a constant.  The double ovens are HUGE - glad you are getting to enjoy them.  It's always a bummer when we make suggestions for sellers that they themselves don't get to personally enjoy. 

What software did you use to do the video - very cool & clean?

FINALLY -- someone fixes up/updates their own home for THEIR personal enjoyment!  The declutter works for homes that aren't going to be listed too!  Great you're enjoying your "new" home!!

Hi Norma, actually it is a good fit right now.  One level (for baby boomers and older), just under 2000 square feet.  Enough to keep and still have room.

Thanks Michelle, it does feel very fresh and feels like a lot more room.  Of course when one takes away bookcases that are filled to the brim with not only books but art supplies as was in my art room, it is a great feeling.  I still have everything I need to create more art so I am good.  The double ovens are something I have been wanting for a very long time.  I used to have them prior to this house and because I do a lot of cooking I am using them constantly now.  This is the first time I have had convection and it is very nice especially for those one sheet meals that we like so well.  You know a cookie type sheet only heavier, chicken, fish or some kind of meat and vegetables of all kinds all on one sheet in the oven.  So great and so little cleanup.

The program I use is Animoto.  I have the plus account which gives you more time on the video and is not expensive.  The next level gives you a lot more but is expensive in my mind.

Hi Ms Carla, thanks for commenting.  I cannot say how pleased I am to have done this.  We have a little more to do, but it is just rearranging (and getting rid of) mostly in my office and I am finishing up the baseboards in the hall and laundry room plus the door in that room.  Easy peasy.   Some times I just stand and look,  feeling great that I am in my "new home". How often have I had a client do all the work to sell their home and then wonder why they waited so long and not enjoyed the fruits of their labor. Fortunatley, I've never had any who did all this and then decided not to list because they loved it so much.

Thanks for sharing all the work that went into preparing your home for sale. Although you have decided to wait on selling, you probably feel like you are in a new home already with all the deep cleaning and updates.

You know Ralph we do feel that way.  There are a few more things to change but now I am not feeling so much pressure to get it done.  They are minor, a little more woodwork painting, and a couple of other things.  Yesterday, we went through the garage.  That is a huge task in and of itself, but now it is all organized, clean and we can walk through it. We had put so many things there waiting to find out what we were going to do.  Now we know.

Beth, I love the warm and inviting colors and decluttering is a daunting task.  I always wonder where do I begin and what do I do with the clutter.  I found most of the answers, but I do love to have my home organized, the only problem with that seems to be is that then one really sees things that would be so much better if changed.  Is that what we might call a catch 22?

What a great post and I am so glad that I am not the only person who has ever done this.  As we started to put our home into selling condition we realized all the wonderful things about it that we love and how difficult finding something to replace it would be.  So, we have spent the last year fixing it up for us, not for a new owner.  My favorite renovation was the kitchen.

Hi Marnie,

It has been a great journey and we still may sell just not now.  I still have a few things left undone, minor but necessary and now we are looking at the roof.  We know it is in the last years of life and that if we did sell it would be called out, so we are looking hard at it.  It happens with older ouses especially with Shake roofs even if one has taken care of it along the way.  That will be an OUCH if we have to totally replace and hopefully we can garner another 5 years or so.  Thank you so much for commenting, and I love kitchen renovations.
