"I wish we had taken the recommendation and staged from day 1"

By
Home Stager with Home Star Staging

"I wish we had taken the recommendation and had her stage from day one." Julie C. Dallas, TX

Those words and many others were recently so generously shared by a satisfied Dallas, TX home selling client who willingly took the time to share their experience selling their home, first un-staged, then staged by Home Star Staging . The home sold to the very next buyer who previewed their newly staged home.

Even in a SELLER'S MARKET not all homes are selling and the ones that are priced right and show best are often fetching asking or very likely OVER asking by multiple buyers who want the house.

STAGING IN ANY MARKET WORKS!

I invite you to hear from the home seller herself, her experience when listing her home vacant and un staged, to staged and sold!

Hey Karen,  The U.S.V.I. is wide open. We have a few furniture stores who will sometimes consider staging homes, but no one who does it on a regular bases. We need you desperately!

Excellent endorsement for the power of staging, Karen!  Many sellers have repeated that phrase to me over the years ... they only wish they'd staged their home sooner.  Thanks for helping to get the word out, and congrats on the Featured Post!!

A staged home always sells faster than a vacant home.

Another success story to prove home staging works! Great job Karen!

You're so right Tamara - time on market can be the difference between more or less money!

I'm thrilled to see it "mainstreaming" Richie and be apart of the movement forward for this necessary marketing tool.

Wow and open invitation to come stage in the USVI! I would love it Tanya! Business and pleasure all in one!

Thanks so much Maureen! It's great to get the feed back straight from the seller. It's testimonies like these that mean more to future clients than anything!

Thank you Suzanne - a fellow Otto I see!

Staging is a great way to sell a home that has been sitting on the market for a while. It's also a great way to help sell a home period. People want to feel they call the home their home and a stager knows how to get that cozy feel buyers are in search for. Putting a sellers taste aside is often hard for sellers and having a new eye come in and take care of it is the perfect way to go!

So true Marilyn! I explain to my sellers at the initial part of my consultation with them that part of my purpose there is to look at their home through the "eyes of the buyer" and give them honest feedback on anything that could cause objections and prevent the sale. It's up to them to do it but in the end they need the info in order to make the choice and if they don't do things, at least they'll know why they aren't having the success they desire.

Home is where the hearth is.

I've never had anyone complain that they shouldn't have had the house staged.  They're often leary about the cost, but once it's complete, they are big fans based on the transformation, and the feedback from showings (or pending sale).

Having a great decorator stage a home does make all of the difference in the world. It is one of the best tools to come along to help promote a quick sale.

Hi Betty, I have to say that I don't consider myself a "decorator" as a stager. In many cases I'm actually "un-decorating" and that's one of the misconceptions of what stagers do. While we use décor and furnishings to stage, the objective is to sell the house, not the stuff!  Thank you for your support of staging, it means a lot to our profession!

Obviously a huge difference.  I loved the reaction from one of my clients last week when he saw the photos of his newly staged home.  "OMG if I didn't already own it-I would buy it."  Hopefully someone will quickly.

Karen, I love these before and after staging photos! I have 12 pages of them in my listing presentation (I know, probably too many!) to stress the fact, in over 10 years since I started using a stager, I've sold every single house I've ever had staged!

Yes those reactions are priceless Cindy! I sometimes get just a tad worried they may be serious about wanting to stay (I'v gotten the "why are we moving again?" reaction from some "I love my house again", "why didn't we do this before" etc..)

That is fabulous Mitch! I love that you do that and NO 12 pages isn't too much - people need to see visuals in order to understand. You may want to transfer them to an I Pad or other device or send them a ppt of those same shots to remind them! Congratulations on your wonderful success!

This comment is along the same theme of "I wish I had listened to you and priced the home lower in the first place" or "I should have listened and negotiated on the first offer you brought us." We all hear these regrets from clients who don't listen to our advice in the first place.

Why are so many Realtors resistant to staging?  I still don't get it.... when proven results, such as this post of your excellent work proves.... staged homes sell!  I am moving to Cedar City Utah to reopen my staging business.  I hope to connect with Brokers and Realtors there..... my research shows no stagers in the area!
