The highest sales price for an Arvada home in June 2013 was $818,000, but prices for homes currently for sale go up to well over a million dollars. This price range has seen big improvements from two years ago, but property owners cannot expect a fast sale with so much inventory.
Eight Arvada homes in this price point closed at or above list price. Two were reported in the MLS as new construction.
Current inventory for this price point is still huge, but has dropped to under a four-month supply.
This report includes only detached single family Arvada homes listed or sold for more than $500,000. I’m using the term ‘distressed sales’ to refer to short sales and foreclosures.

- Two years ago, five Arvada homes sold above $500,000, with a median of 178 days on the market. None of them was a foreclosure, one was a short sale. 20% distressed sales.
