What makes us different?
Most real estate agents who advertise homes as short sales do so in the following manner.
1.) List the property for sale.
2.) When an offer is received, negotiate the offer to agreement.
3.) Transfer the offer to a local attorney to work with the seller’s mortgage lender for approval.
4.) Upon approval, they close the transaction.
There are several things that we have determined that a flaws with this process.
1.) In most cases, the above agent under prices the property, when the lender comes back wanting more money for the property, the buyer in numerous cases, walks away because they feel like the price is too high.
2.) Most agents who don’t facilitate short sales allow the buyer to do their inspections after short sale approval. This causes issues as well because then the property has been off the market for quite some time and the buyer has the ability to walk away without any repercussions.
3.) When a local attorney is working the file, the assistant at the attorney’s office gets paid by the hour to work monday through friday and it’s just a job to them. They have no vested interest in the file. Also, the agent loses control of the file and when the buyer’s agent calls to ask what’s up with the file the agent doesn’t know what the status of the file is without calling the attorneys office.
4.) In most cases, the agent has no ideal what the short sale approval letter says and it causes issues at the closing table because there was miscommunication because the agent wasn’t involved during the process.
GaRealtyGroup | 2ShortSaleGuys lists every home at fair market value, so when a buyer writes an offer on the home, very rarely do we have to come back to the buyer and ask for more money.
We will not list a property unless the seller is committed to the process and provides us with all documents that we will need in order to complete the short sale with the seller’s lender. Once we receive the documents, verify that we have everything, we will then take photos and begin marketing the property.
At GaRealtyGroup | 2ShortSaleGuys, we control everything in house. We have two full time assistants that work on our files every day. Each file is touched at least once every 48 hours. Both of our assistants know exactly where a file is. Facilitating short sales in this manner, you have faster approval times, less buyer walk aways and higher closing rates.
We use a program called Short Sale Commander that allows the buyer’s agent as well as all parties involved to see all the notes on their file. We are transparent when it comes to our short sale process so that we have as little issues as possible.
We work with so many Mortgage Lenders that we literally have a upper level management contact for all major lenders. That helps when we need to persuade the lenders to see it in the best interest of our clients.
NOTE: Not all agents are bad short sale agents, we network with hundreds of agents who are awesome agents and really take care of their clients best interests, however, we doing this every day as short sale specialists see the ones that don’t know what they are doing. Just because you pay $500 for a class to be an “Expert” doesn’t mean you are an expert.
