Jeff, it is a very nice property.  When it first came on the market, we got two offers right away.  One buyer couldn't get the appropriate financing and the other buyer was scared off by the, then horrible tenants.  So we got the tenants out of there...  Then we got this third excellent offer, but they have been unable to sell the property that is needed to buy this one.  So, here we are again.  :)
