June 2013 single family home sales in Shelton CT were down 3% as compared to June 2012 and INCREASED 15% since May 2013.  (See annual chart below)

Average list and closing prices INCREASED 5% and 7% respectively while the median INCREASED 14%.

Days on the market went DOWN 20%.

Market absorption for the month registered at 5.32 months, meaning it would take 5.32 months to sell off the present inventory and is statistically in a seller's market.

The sales range hot spot for this month was between the $200-$300K with the $400-$500K range coming in a close second place.  It's odd to see the $300k-$400k range so low and the split in highest sales ranges, but that is where buyers were attracted for June closings.

 Moving forward there are 46 homes under deposit and 36 sales pending, both a little higher than last month.  The Strong futures  should bring in similar numbers in July.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 6.78 months for the last three months. This is down a bit from last month reflecting the inventory shortage.
