Firing Your Current Realtor and Hiring a New Realtor


Isn't everyday a wake up day to the new things in real estate, mortgage lending or appraisal in RI real estate that RI real estate home constantly will amaze you?!  I received a call from a mortgage lender I know who says I have a new buyer client for you.  Really...I was surprised because his best friend is an associate of mine in real estate and why would you not call him?  She needs someone who is sensitive and caring and I immediately thought of you he said.

Well I was pleasantly surprised to be recognized for my good traits!  Anyway, he said the buyer had another Realtor who was badgering her to buy any home and the buyer could not take it any longer.  None of the homes were right for her.  The home buyer told the agent you are fired because I can not deal with you!  In fact, the lender told me the other Realtor had the client in tears.  He told her that he had a compassionate Realtor for her and called me up.  The buyer is calling you he said....

It takes guts to fire your Realtor and not everything fits like a kidskin glove when personalities are concerned.  Some real estate sales people just have a very strong and willful personality.  Don't be pushed into anything you don't want to buy and do not let your real estate agent do it to you.  You know what you can afford and stick to it.  Buying a house requires maintenance and you need to have monies in reserve to fix what comes at you.  Buying a home at a higher end price range outside your financial comfort zone is a NO!

I am happy to represent this new buyer, newly divorced with kids in tow.  I will find a financially acceptable home for her and her family.  It should not be about the dollars and moving the buyer through like a cattle drive.  There is something called client representation that is done the right way.

Ginny, it might not be an easy thing for many to do, but it is done. I am glad you got the call, I know you will help this buyer. My associate is working with someone new who complained to their attorney and their attorney took the bull by the horns and got them a new agent.

Good morning, Ginny.... not every agent can work as a "buyer's agent"..... just as not everyone is a listing agent....there are certain traits that are required and a buyers' agent needs patience.... I would make a horrible buyer's agent....maybe that's why I decided after my first few sales that working with buyers was not my forte....I can fully understand why it's yours.... you have the qualities.

Sounds good Ginny.  Let's hope you don't discover that the buyer has unrealistic expectation for what she's qualified to buy. 

That said, agents who try to sell badger buyers into contracts for homes they don't want do our reputation no favors.

The buyer or seller is driving the bus....they have the right to make a stop anywhere along the way to the purchase or sale and let the real estate agent off.  And, while stopped pick up another. Good luck!

Now that's letting them have it alright.

I have been having issues with some Realtors getting to closings, but it's been taking several months.

Then there are those who are closed within Two weeks. Go figure. Many are different. But from buyer complaints, I can see and hear the voiced concerns of the buyers.

Andrea, this has happened more than once I might say...I'm glad to help but also realize that not all real estate agents can work with buyers.

Barbara, I so understand...I know you a bit! lol

Lenn, oh no this buyer gets it because I stick the facts and financials right under her nose...when I told her you are looking too high in price range- she got it finally.  Being able to take care of a house needs is essential.

Gary, buyers should be driving the bus but sometimes don't have the strength to...thanks.

"Badger" Agents or those who like you say "push clients like a cattle drive" are the ones who add to the "less than stellar" reputation of Realtors. Good for you for showing there is more to us. Rule #1:  If you are going to take on a buyer that has had a relationship with another agent and is dumping them...have them send the other agent an e-mail terminating that relationship.  Make them do it in writing.

Keep it for your records just in case the buyer wants to purchase a home the other agent showed her.  If the commission is decent, the previous agents will come out of the woodwork...

Been there more than once...

Be careful. Often unless a major personality difference or clash, the firer will make you for the same reasons a fire-ee after the same bad mouthing, being a victim when no one could help them with unreasonable demands. Is it worth it, are you going to be able to help is always the little voice in one ear, deep in your gut being asked. Not my monkey may be the answer and smile, work on the areas you can make a difference. Cause a sale.

Some people are just afraid of confrontation.  That buyer needed to just not accept any more showing appointments.  Good for you to have the terrific reputation that a mortgage person would recommend you for the job of helping this woman.  I'm sure she has enough stress in her life and didn't need a Realtor badgering her.

Ginny that says a lot about you that the LO with send this Buyer to you and not his friend. He was also taking a risk in doing that if that Realtor is a referral source for him.  I am sure that you will not disappoint and come through with the representation above and beyond what is expected.

Great referral feeling Ginny.  I have had this happen in the opposite.  I was referred to a buyer client who the referring agent believe needed a more tough love approach, which I had done with a previous client.  Not an angry difficult touch love, just an honest as the day is long approach.
