What this report tells you: Looking at the graph you can easily see that days on market is the only statistic I track that is going in the right direction for Broomfield homes below $200,000. However, the market sample size is so small, it's not an indication of any kind of problem in this market, in my opinion.
How to buy a house: If you want to buy a house for less than $200,000, you might want to consider one of the other small towns between Denver and Boulder.
How to sell a house: Broomfield CO homes in this price range will sell, and quickly. To get the best price possible, be sure to hire a full-service Realtor.
Broomfield absorption rate: Jumped to just over a month. Still a great statistic, but twice what it was last month.
Broomfield homes sold at or above list price last month: Three (60%)
This report includes only detached single family Broomfield homes listed or sold for $200,000 or less. (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)
- Currently, there are seven Broomfield homes for sale in this price range (click the link to see them!). One is a foreclosure, none are short sales. 14% rate of distressed sales

- One year ago 12 Broomfield homes sold below $200,000, with 54 median days on market. Four Broomfield home were foreclosures,one was a short sale. A 42% rate of distressed sales.
- Two years ago 14 Broomfield CO homes sold below $200,000, staying on the market for a median of 32 days. Six were foreclosures, none were short sales, for a 43% distressed sales rate.
