Creekside: Encouraging Growth in The Woodlands

Creekside Park, established in 2006, is one of The Woodlands' many rapidly expanding residential villages.  The Woodlands itself was recently listed as one of the top ten in new home sales (number three according to John Burns Real Estate Consultants) and one of the "best-selling master-planned communities in the country" with Creekside as one of its primary sources of real estate growth.  The village consists of 75% of homes sold in The Woodlands. 

Tim Welbes, co-president of The Woodlands Development Company, says "we have hike and bike trails; we have parks throughout The Woodlands" in order to encourage outdoor activities for the current residents, "but no village has the amount of linear connectivity.  There is more of a park-like environment, more than any other village."  Creekside holds many acres of parkland, access to the George Mitchell Nature Preserve, the Rob Fleming Park, and the Aquatic Center.  It also features American-style architecture.  "The design set the stage to a sort of throwback kind of mindset, like some old towns and townships in the northeast," says Welbes.

This hopping neighborhood promises a projection of 12,000 by 2016.  Construction is still underway in different parts of the village as the demand for homes continues to increase.  Usually, Woodlands' style initial development follows a pattern of residential building before retail.  "This time we will have retail and residential during build out.  The retail will get there while residential is being built," reports Welbes.

Rob Banzhaf, managing principal for Bandier Realty Partners mentioned, "basically The Woodlands controls the supply right there, and they are just now getting to the point where they are offering retailers opportunities to lease space.  So there is a pent-up demand.  [The interest] is just crazy."

Keep an eye on this vivacious village.  Both business and home sales will continue to skyrocket and encourage settlement and growth here in the beautiful, booming Woodlands.
