Not Your Listing? Return the Appraiser's Call Anyway!

An appraiser calls you about another listing in the neighborhood, do you return the call? Yes! Even if you are swamped, and have no time.  The real estate market is on the upswing. With multiple offers going over asking price, values are rising with each sale!

Here is the scenario, you get multiple offers on your listing. A neighbor gets excited, and decides to sell their home. They get multiple offers over asking price too. BUT, there are little to NO comparable sales. You are excited, the seller's are excited, and the neighbors are excited. If you have the appraisal contingency still in place, when the appraiser calls for you and the neighbors house...be prepared! Even if the neighbors house is not your listing! 

Think big picture. Not only are you helping your seller's get top dollar for their home, you are helping the values stay strong in the neighborhood. 

An appraiser calls you about another listing in the neighborhood, do you return the call? Yes! Even if you are swamped, and have no time. I consider it my job to preserve home values. Not only does the seller get top dollar for their home, it provides confidence for future buyers in the neighborhood.

And I always feel if I've done the appraiser a "favor" by helping him or her, they will return the favor one day when I need some information from their "end of the world." They remember the helpful agents!

I would agree except that appraisers can be so demanding and rude to us. Rude to us means we will no longer assist that appraiser any longer.

Too many appraisers way way out of their local market that are gypsies, nomads taking work out of their zone of expertise, knowledge. And boy, can they tie you up if you let them to yack yack waste time on work that has nothing to do with your sale, seller, buyer. It is not preserving values, it is educating them on the local market that should have used local practioners. That know the local turf.

I work in the land with water rights business. It is specialized and unusual, so I get calls about once a week from appraisers. I have found they appreciate feedback and once in a while they send me new business. It is good business to return calls, regardless who is calling you!

I agree!  We need to cooperate with everyone in our industry.  Everyone must be treated in a professional manner.  Your reason stated in your post is good also, but I believe  first and foremost, be a pro.

Those situations with few comps and an anxious appraiser in need of guidance are tough.  But, a helpful agent with the right information can help everyone by guiding the appraiser.

I always return calls like this. I do it for many other reasons that are good for the bigger picture. Question is, why wouldn't I? I have received calls from banks and insurance companies thinking that I am the listing agent for random properties. I try to help when I can. It can help clarify many issues that otherwise are not available.

I get calls from appraisers every week. I know so many of them personally and they often call to find out what I know in the market.

I get calls from appraisers all the time and anything that we can do to help, it's IMPERATIVE that we do so!  I can't imagine ignoring their calls - it also bodes well for our own future:  If we ignore them, they may not be there for us when we need them on our own appraisals!!
