I looked up the mls for real estate activity in Horsham township in June 2013.

I looked for residential listings sold in June . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.

There were 22 homes that settled in June 2013.

The average original list price was $ 318,914

The average last list price was $312,559

The average sale price was $307,616

Highest sale price was $655,000

The lowest sale price was $ 165,000

The average days the homes were marketed was 33

The average settled price to original price ratio 96.9%

The average settled price to last list price ratio is 98.54%

The homes were priced high and sellers had to reduce price as seen from ratios.
