How busy is the Benicia Home Rental Market?
The Benicia Home Rental Market is so busy that, at Delgado Property Management, we have run into a multitude of situations in which a home is rented before another potential renter who wanted the same home can react and then the second potential renter feels frustrated.
Although finding a home is a much more serious topic, I am reminded of the Cabbage Patch Kids craze several years ago during which crazed parents would take the toys out of other people’s carts or even out of their hands so that they could buy the toy.
Not only is finding a home a much more important topic than the latest toy craze, it is also more involved. For instance, we have a policy that a home is not taken off of the market until a potential renter places a deposit. However, we come across numerous variations of how things can play out. To name just a few:
1. Potential renter applies and never place a deposit,
2. Potential renter applies, places a deposit and changes their mind
3. Potential renter applies, places a deposit and then does not qualify
4. Potential renter applies and yet someone else places a deposit more quickly so that they lose out the home they were interested in.
5. Potential renter applies, doesn’t place a deposit but hope that the property won’t rent to someone else while they make up their minsd
You can imagine how challenging it can be to keep up with all of these various possibilities. Throw into the mix that sometimes:
“Renter A“ may apply and place a deposit but then change their mind.
In the meantime, “Renter B” may call and we tell them that there is a deposit on the property so they leave not getting the home that they wanted.
But then, “Renter A” changes their mind and now the property is available again.
Quickly, “Renter C” places a deposit before the original “Renter B” can react- so that "Renter B" is now dissatisfied.
Yes, I know this must sound a bit crazy but it does happen very frequently and that is why we encourage folks to move quickly but also keep an open mind. It is also why the application applies to ANY property we have, and not just one property. We even had to discontinue waiting lists because the process of calling folks and waiting for their return call would frustrate an interested renter that was standing out our desk ready to place a deposit.
We are doing out best to satisfy everyone, but we've even had trouble keeping up with phone calls as our proverbial “shelves of toys” is finally starting to get a bit empty as our selection is rented off.
