Ways to avoid burn-out when searching for your new home

 

You've already spent countless hours on the internet looking for that "perfect" home; perhaps you've visited multiple open houses and you've found THE ONE.  You're already pre-approved or have cash and you understand the market conditions so you tell your real estate agent to present an offer.

What happens when your offer is not accepted?  Rejection of an offer happens for many reasons and it isn't pleasant, but the end result is the same - you need to find an alternative.  More often than not, that means more internet searching and viewing even more homes for sale.

  • Keep your pre-approval and proof of funds current (No more than two months old) so you're ready to make an offer
  • Think positively; it's hard to see all the good when you don't look
  • Mind your health; get plenty of sleep and eat so you keep your strength up
  • Take a few days off without looking; take part in an activity that recharges you for the search ahead
  • Reevaluate your selection criteria; must you have a home built in 1492?

 

 

Maintaining communication between you and your real estate agent is critical in case a home opens up that is too good to pass by.

 

Oftentimes we find a home that will meet our needs but takes vision to personalize it.  The only "perfect" home is the one you make.

Good tips. Definitely a lot of buyer burnout right now with the crazy market that we're in. The process can be frustrating and not for the light-hearted today.

There are certainly some challenges in this market for buyers. Part of the problem for some is not being realistic about what they want, or not having a good sense of what really can work for their needs and budget.

But it's also frustrating and a bit scary, given the demand, multiple offers and such. Working closely with a knowledgeable agent can make a big difference in terms of providing the proper guidance and helping with the offer strategy. I think you need to take  breather now and then, too, and take good care of yourself, as you have pointed out. It's tough work.

The house hunting tire kicking can be less stressful if the list of what the wallet will allow is filtered from the MLS stream. Videos for show and tell get the buyer into more properties. In and out and check off this, this and this one but whoa. Now this is a glass slipper fit and deserves a real walk through. Made the cut. Gets into the finals.

Good tips. I always prefer a buyer who has everything ready to go, if it's my buyer or one making a offer on my listings. Good agents explain this upfront.

You are so right Rebecca-transforming a house into a home is a personal undertaking when you buy just as the opposite is true for when you sell.  One thing I see however, is buyers jumping too quickly and then buying the wrong house for them-it is so important to have patience.

I have some clients who are experiencing burnout.  It's a very fast paced market in Houston with many multiple offer situations and they've missed on two homes they wanted. These are great suggestions. Agree with Richard. I'd like to see a post on this topic for Realtors' burnout on house hunting.

These are all good tips.  The big one I always emphasize with buyers is "Find a home that matches 80% or more of what you want because that's often often the best you'll be able to find."

Hi Rebecca, congratulations on the feature!  One of my buyers tells me she wants a brick rambler that she can renovate and change it the way she wants it as she will never find the house she wants.  I'm glad she understands that there is not a house that has everything you want...but like she says she can if the house is priced right so she can renovate it to her specs.  have a great weekend!
