Don't delay in listing your home for sale

1) The Demand Has Increased
The market has not been this good for sellers since 2007. Homes are selling at a fast pace with reported home sales up nationally about 9% from last year.

2) Supply Is Low
Inventory is low, down a little over 21% from this time last year. Selling now while supply is low and there is a demand only makes sense. By selling now, you could possibly position yourself for the best price if multiple buyers express interest in your property.

3) Sellers Will Start Competing With New Construction

As the market grew sluggish, there were less new construction projects starting up. As the market now recovers, more builders will become active again and they will be building new homes without taking orders. When home builders build based on speculation that buyers will come along, the spec homes become direct competition for resale sellers, as this is an attractive alternative for the average home buyer.

4) Interest Rates Might Continue To  Increase
Mortgage interest rates have already inched up almost 1% since this time last year. Buyers are realizing that now is the time to act to avoid any future mortgage increases. If you are selling and buying a new house, you will also want to get the lowest interest rate possible if a mortgage is necessary. Waiting to sell could effect  the affordability of your new home.

5) Shorter Processing Time For Your Transaction

There are typically less transactions during the summer months, which makes for a smoother process when selling and buying. Home inspectors, banks, appraisers, title companies have less back-log and less waiting can ease any possible anxiety as moving day approaches.
