Preview, preview, PREVIEW, PREview, and then preVIEW!

SchoweProperties.comYears ago when I started in real estate I worked with a broker who "suggested" that we go look at 10 homes a day.  I thought that was a bit much... but I get it now. She was absolutely right!

There is no better way to ramp up your game, start real estate conversations, deepen your local knowledge, and become the neighborhood expert than to PREVIEW, preview, Preview, and then preVIEW all the homes in your area of concentration.PGA West Homes

I have just started with a new brokerage, California Lifestyle Realty, that is affiliated with the La Quinta Resort & Spa and PGA West.  It is a La Quinta based operation and it features homes in The Citrus Golf Club, Santa Rosa Cove, Duna La Quinta, and all of the PGA West properties.  This is a perfect fit for me because of my golf background... and I live right in the middle of these neighborhoods.

Although I have played all 9 of the golf courses at La Quinta Resort and PGA West, I have not been inside homes in all of the neighborhoods. PGA West has over 5000 homes alone!  My job right now is to go see houses... everyday.   


Our Schowe Properties team has been previewing daily in 100*+ weather...but it is so important.  I will be prepared for my first floor time on August 1st, and I will KNOW these homes!  This won't be the end... because we still will need to preview, Preview, PREVIEW, and then preVIEW some more!

 It is the best thing you can do for your business!

Amen and fabulous advice, we knew every square foot in our commercial marketplace, what was listed and what was available withouth listings...So if someone wanted something specific, we knew exactly where they should put their business. A

Well Jane, the "suggested 10" does not happen everyday...especially in this heat! But we are good for 5-7 before we begin to melt.  We find that the $$Million$$ homes leave their A/C on... much more tolerable!  :-)

Absolutely right! It's very important and I tell new agents the same thing (and they look at me like I'm crazy LOL). Congrats on your move as well.

Kathy, I've tried to blitz a new area neighborhood each month, and over the years you can really learn the territory.  I've been slacking off with my new knees getting used to the rest of my body, and in September plan to restart the tradition.  I think you are onto something - and ten a day is really ambitious!

Hi Kathy - I heard a similar suggestion when I started my real estate career and continue to preview homes every week.   As you stated, it's a greater conversation starter and keeps you on top of your game.  Good luck with floor time in the upcoming week(s).   Stay cool or as cool as possible.

This is real estate 101. I had a call about a property recently with a request to show. After discussing it with the agent, I realized he hadn't seen it. I told him to at least drive by because there were reasons it might not appeal at all to his client and it would be best if he knew the challenges before he went. He was grateful for my gentle push, turns out there was a reason it was not going to be on the list after all. 

There are some homes I admit to not having seen, but on the whole I have been into quite a few of them. And that gives me an edge with not only buyers, but with sellers as well.

I completely agree with you.. and you brought back a memory.

When I started in real estate we still had to wait a week or longer to get the results of our exams - and then wait a while more after we sent the license application and payment. 

During that time my new broker took it upon herself to show me all the listings - and in those days there we plenty of listings. We did this mad whirl - covering hundreds of miles.

At one time we were on a logging road that had me sure we were either going to be in a wreck, or a wrecked car. But we were lucky, every time some truck came barreling toward us she found a place to pull off the little one-lane road. We were also lucky that she didn't scrape the bottom out of that long, low old Buick - logging roads are meant for trucks, not cars. 

By the way, we never did find the parcel of land she intended to show me.

Kathy- I was in Real Estate for 1 year about 26 years ago and was lucky enough to be taken under the wing by someone who'd been in it forever.  We went out every day and previewed houses.  I learned more from her than any course I could have taken.

Kathy, Congrats on your new endeavor. I love previewing. That way you are always familiar with the inventory. I always preview the comps I use for a listing presentation as well as any listings that I do not get in my farm areas. I will need the information sooner or later and the MLS photos don't tell you everything - odor, etc.
