Why buying a home is more complicated than buying a car, and how you can make it easier

A friend of mine once commented that a person can walk into an auto dealership and drive away in a $100,000 car a few hours later. So why, he wanted to know, does it take so long to purchase a home?
You don’t need to hire a surveyor to measure a car to find out if the neighbor’s fence encroaches on your property. Cars don’t have utility easements. You won’t need to buy extra insurance if a car was built in the 100-year flood plain.
Purchase a house, though, and you’ll be dealing with items like those as well as option periods, contingency clauses, and inspections.
Oh, and title insurance, disclosure notices, escrow accounts, and earnest money.
Don’t forget about items that convey with the property (or not), lender-required repairs, homeowners associations, and prorated taxes. The list goes on.
The point is that it’s complicated. Much more so than purchasing a car.
