I agree. The Pre-approval of a prospective buyer is the policy in my office. Although, it cannot guarantee commitment, it does benefit all involved to first have the buyer pre-approval.

Once our buyers' understand the purpose of pre-qualification, to establish a realistic price range to look in and to have documentation available for sellers  to reassure them of a purchaser's ability to complete a transaction, they are eager to cooperate with the requirement.
