Mona - this is a great post and one which provides a very good outline when checking out buyers and how committed they are to buying.
Mona, you have put forth a great set of questions. I like them. I would add one more. Ms Buyer, if one of the homes we will look at today is just the right home, and in just the right location... are you ready to "do the paperwork" today and make them an offer?
If they hem and haw... and become evasive... you know they are not serious.
And if they say no... that they're not quite ready yet... what you'll also find out is what their real objections are, and what they have to do to get to the place where they are actually ready to buy.
Just my two cents.
Excellent questions for buyers to ponder. It's important for buyers to be well educated and prepared when purchasing a home and answering these questions will definintely help.
Mona, great Q & E (Question and explanation). I particularly like: Is there any reason to prevent you from buying a home in the next 60 days?
That sure weeds out the lookers from the buyers.
Hey Mona those are some great PQ questions that would help many an agent!!
Great post and congrats on your star!
Peace
Good morning Mona - great questions to ask when a would-be buyer shows up. There are lookers, and there are buyers :)
These are all excellent questions to ask buyers. We can usually tell right up front if the buyers are serious or not. These questions definitely help!
Erin, sometimes considering the pros and cons of where someone currently lives might be the only experience in "ownership" that they have to draw upon.
Sharon, I think it is our duty to the real estate consumer to give them these things to think about.
Dick, thanks. We've been using these questions for years but not so much in the very beginning of the relationship. We're going to make this part of the process immediately after agency disclosure.
Nancy, everyone is happier without frustration!
Jeff, thanks for the email this morning. I look forward to talking with you more about this subject.
Lisa, that is so true. I usually tell them that it's okay if they aren't ready for a year...we'll still be here.
Laura, I'm thinking "you gotta me must mean you gotta be", right?
Joan, if there's no commitment...there's no point. :-)
Karen Anne, I'm investing your two cents and making a profit! Isolating the objection is crucial in sales. Thanks and hope you've been well.
Aaron, thanks. I think so too.
Gary, lookers with no intention of buying will need to not work with someone else.
Peace to you David, thanks. I'm sure in your business you do something similar.
Wayne and Jean, there may be times when the buyer offers up these bits of information, I've had those. Then you really know they are committed.
Excellent list of questions for a buyer interview that lets both buyer and agent think through priorities, commitment, strategy.
Mona, excellent questions for finding out who is serious about purchasing a home. It pays to have all the facts up front before working with a potential client.
This is a good list of things to consider. There is a big difference between serious and tire kicker. The "casual" will know it when I see it buyer is not one...a buyer that is!
Mona,
Excellent primer for would be home buyers. There is nothing else for a potential buyer, like "seeing his own face in the mirror" when questions about his intentions are front and center. Today, realtors chaparoning propsective buyers for a day of "window shopping" has now become a rare exception - to think otherwise is ???
Mona these are great questions for any buyer to ask themselves. It'll separate the serious buyers from the looky-loos.
Thanks for the great information Mona. I've just added the question about friends and family to my first meeting list.
Nina, it really helps get everything out on the table!
Michael, some people really think they are ready. We're just there to shed some illumination.
Gary, agreed.
Carol, I think that you are right. I don't think they come to a real estate agent intending to waste time. If they've come to an agent I think they are either ready or getting ready to be ready.
Sharon, exactly
Suzanne, it should at least start those who aren't ready yet to put themselves in the planning stage.
Debra, how many home sales have been sabotaged by well meaning family?
Mona,
Kathy, I really enjoyed talking with you also. You'll be putting out great blogs before you know it. Just start with the first one and schedule yourself daily. Let me know when you do and I'll help broadcast it for you.
Mona - great questions. When you are offering good, sound advice.. then the next step is so easy - call Mona!
