Please Don't Cry Ms Buyer

Please don't cry Ms. Buyer, not words that anyone want to say to a client.  But on occasion we have to deliver some bad new.  Today was one of those days.  

As the conversation started everything was okay, we started reviewing her credit report, and then the calculation for income because she is self-employed, but when she finally realized that she did not qualify for the home of her dreams the crying started.  At that point, anything I said went in one ear and out the other.

This is a perfect example of why it so important to be pre-qualified by a licensed mortgage loan officer BEFORE they look for a home.  The agent assumed that the buyer was qualified and in fact, she hadn't talked with anyone.

Now, she has a plan, she knows what she can afford based on her income and she can resume her search for a home.

I am telling you. So many times I have excited only to find out the person is not even qualified. They are on fantasy land. You need a job to buy a house. When I was new I used to take people out before pre-qualifying them and it led to much disappointment.

Without the pre-qualification, it is just a waste of everyone's time.

Kathy - mortgage qualification first, then meeting with your agent and shopping for your new home is second.   Reverse the order and you can become very disappointed.

Good morning Kathy. A sad but often true story. I wouldn't even rely on a prequalification because the information isn't verified. Before spending my time, I want a real pre-approval. If the buyer balks.....then they are not for me.

Sheila, it is my practice to collect the documentation upfront before I issue a pre-approval letter.  I prefer to do that with all of my clients so that I don't have to disappoint a client.

Kathy,  Why does it still amaze me that agents work with buyers and "assume" anything.  My goodness, don't they have better things to do than to work with a buyer to the point of finding a home and THEN discover what they should have known before getting started?  I guess it is good experience for a new agent ... but what about the buyers?

There are so many reasons to get Pre-Qualified PRIOR to viewing homes.  You showcase a very important one. Agents simply should insist on this ... at least in the majority of cases.  My heart goes out to YOU having to go through this.  It's not easy .. I know ...

Hi Kathy - A couple of times over the years we have had sellers cry during a market analysis when their home wasn't worth what they needed to list it for. Those have been incredibly uncomfortable experiences for everyone involved. I know it happens to our lender much more often, too.
