Homeowners often think selling a home is a piece of cake. I'm here to tell you, it is not. Things often come up that take creative thinking to get the deal to the closing table. Sometimes, sellers don't know how close we've come to a deal totally falling apart at the last minute.

Things Real Estate Agents Do When You're Not Looking
I recently met with a couple that is thinking about moving and needing to sell their home. Knowing up front that they weren't going to do this for at least six months, I still wanted to go meet them and see their home. As we chatted, one of the potential sellers was talking about real estate agents and how easy our job is..ya know as in "show a home, write it up and pick up the check". Oh, don't I wish!
Yes, there have been a couple of sales that have gone very smooth and I'm very thankful of them when they come, but often they have hiccups along the road that a client might not even know about because we are often doing things behind the scenes smoothing things out. It got me thinking though, that most of our clients only see a very small portion of what we do for them. There are many things real estate agents do when you're not looking....nah..it's not sticking their tongues out at you either....Here are just a few:
~ Spend lots of time setting up requested searches, weeding out as much as we can so you can see what comes on the market as soon does by that wonderful e-mail that comes to you.
~ Make lots of calls and e-mails to the co-op agent, title company, lender, contractors and any other person that can help your sale go smoothly. Not only calls, but we also meet with contractors for you while you're at work, open doors for the appraisor, go to the inspections, etc.
~ Preview homes for you. If you're a seller, we are out there looking at your competing homes and any new home that comes on the market. When working with a buyer, once we have a good sense of what you're looking for, we preview homes so as to not waste your time looking at something that just won't work. This also keeps us in check with the market, a necessity to service you best.
~ Editing, marketing and honing our skills. It takes time to put together our marketing items that will be used for you when you list your home. When taking photos, I know I spend lots of time editing them so they look the best they can. Showcasing your home the best way possible takes time. We are also taking lots of continuing education classes to keep on top of the ever changing real estate world. All of this helps us give you the best service we can.
There are more things..like submitting all paperwork to my Broker and all of this takes time in which we don't get paid for until the home closes. I honestly don't think the potential seller realized that at the time he said that to me, I had already spent time researching his home as well as the time spent meeting with them. Now, don't get me wrong, I'm not complaining as I love what I've chosen to do and when I do get paid it makes all those hours spent not knowing if a paycheck was coming all worth it. All in a days work!
