Have you ever dreamed of living at Diamond Head on the ocean?

There are some very attractive condominium prices in the Diamond Head neighborhood of Honolulu. For example, I checked the MLS just now, and there are 59 listings on the market from as low as $79,900. Six listings were between $100,000 and $200,000 with 4 of them at 2947 Kalakaua Avenue, an oceanfront building.

However, these are all leasehold and it is important to find out when the lease runs out and how much it would be to purchase it in fee simple. This could become a real problem down the line.

Today, the least expensive fee simple condominium in the Diamond Head neighborhood is:

Diamond Head Ambassador at 2957 Kalakaua Avenue:

1. 1 bedroom, 1 bath, 445 s.f. on the 2nd floor. Sales price: $399,000 (Days on market: 290)

2. 2 bedroom, 1 bath, 730 s.f. on the 3rd floor. Sales price: $538,000 (Days on market: 180)

The condominium complex is right on the ocean, and has a swimming pool and nice gardens. It's across the street from Kapiolani Park, and an easy walk into Waikiki and all that it has to offer. I found it to be quiet generally, not like the frantic activity in Waikiki itself. I know this particular building well; in fact, I used to live right next door! It's a great area to live in.


These particular condos at the Diamond Head Ambassador have been on the market for a long time in this market. This usually means that there is an opportunity to negotiate.

Joe: I do believe that there are some real opportunities out there to get into one of these oceanfront condominium complexes.

Barbara: People think it's expensive to live here and, yes, the cost of living is higher but you can offset that with other savings. For example, you don't need to heat your house for months on end.

Debbie: I do believe that now is a good time to make that move to Hawaii. Why not check out what your budget will get you?

Brad: First, you need to check how many years the lease has left on it. Second, find out if you can buy it in fee, and how much. Third, if you can't EVER buy it in fee, at least you know that.

Tom: There will be plenty more photos. I can't stop taking them, there is always something beautiful to see.

Endre: Swimming in the ocean today was absolutely fantastic. It feels so healing to me. And it's warm, not like the coast of California.

Joni: Buyers should really check out what's available. They will be surprised how affordable it is to buy here in paradise.
