Michael...you make a great point here...but it only works if the agent has knowledge of the area. buyers in your area are lucky...they have you.

Jeffrey - when I am first showing property to a new buyer I like to have some different options available should I see their needs our being met.   With our low inventory, it's not as ideal as when it is more of a buyers market but there's typically always some kind of alternative.

Belinda - it's good to have a focus but still remain flexible -- as you comment you never what a buyer might find.

Hi Dick - removing those blinders may open some exciting opportunities.

Hi Michael, Great advice to buyers! Some buyers really need to loosen up their criteria if they expect to find a property to purchase. Extending their search out will open up many more possibilities!

Michael, I think some buyers listen to too many people, watch too many reality shows and read too much online. There's no perfect re-sale home. If buyers could just relax their search criteria, they could easily end their search and be homeowners.

Scott - when a buyer is not finding the right fit sometimes it makes sense to go just beyond the original parameters while not losing focus - think just outside the dots and lines.

Dorie - focus is a fine trait but can be restrictive at times.

Debbie - in many parts of our market the choices can be limited so the question becomes if a buyer really wants to purchase or look for that needle in the proverbial haystack.

Laura - sometimes very true.

Beth - your statement of talking and listening to other "experts" can lead to some disastrous results as most of us have seen.

Michelle - I agree -- the must haves and like-to-haves need to be established upfront and then decide if that list leans more towards reality or fantasy.
