Property Description

This parcel has unusually easy access. Less than 3m of gravel from Highway 93 to this 40 Windmill Ranch Acres Great Views Mild Year-Round Climate! This 40 Acres has rolling hills, 360 degree views, and sandy soil (easy on development costs). The parcel is partially fenced and truly an easy install for the fence crew! This is nice soil, no giant boulders to deal with! This 40 Acres Windmill Ranch Great Views Mild Climate borders government land. Horses and all domestic animals are allowed here. This 40 Windmill Ranch Acres Great Views Mild Year-Round Climate is about 3800 feet elevation, the Windmill Ranches area is very quiet and private sloping desert land with some low vegetation. Windmill Ranches has a mild climate, cooler than the hot deserts to the west and south and warmer than the higher, cooler elevations around Flagstaff.

Windmill Ranch parcels can be made energy independent by installing a small solar system. The reasonable yearly HOA fee helps maintain the dirt and gravel roads. This is nice, open land and could be used for a vacation retreat, a hunting camp, a homestead, or for your retirement.

Small off-grid solar systems to run a small rural place cost about $12,000 to put in since costs have gone down so much. 30% of that will come back to you as a tax credit through 2016. So the true cost for the system will be $8400, approximately $420 a year for power if the system functions for 20 years, as expected!

Elise, very interesting piece of property, something we don't have in the eastern part of country.  I really like the concept of being off the grid, however we get too many cloudy days to depend exclusively on solar energy.

Nice post.

Mary - we definitely get our share of sun... but if you coupled solar with wind there is a pretty good opportunity for reliably sustainability.  Thanks!

Tim, - Thanks - I truly LOVE this area, so it is easy to do a good job!
