Renter to Buyer. When my first clients rented a home about 6 months ago, they had the dream of owning their own home in the near future. While renting, they kept their payments current, worked with a lender to clean up their slightly flawed credit history and were able to pay off a few debts in the process. With their hard work, they are now preapproved to purchase a home over and above what they thought they may be able to afford. They are very happy and are so excited to begin their search for a home of their dreams.
I tell you this because when I first entered into the real estate business, people told me that doing rentals was not a good use of my time. However, I am finding out that by getting these families into a rental home and having them work with someone to get finances straight, has allowed these families to come back to me as buyers. It is nice to see that they have improved their financial state and will be following their dream of home ownership. I am looking forward to selling them their first home this weekend and making their dreams come true. This is the rewarding part of my job - one that I love. To see clients eyes light up when they enter that home and know that this is the one for them makes my day. I would not change that for the world.
If you are starting your career off with people who are renting, find a lender who has good programs to get credit or financial situations under control. Introduce your client to them and let them work together. The result will benefit your client's future and they will more than likely be a repeat customer for you when they are ready to purchase - not to mention give you referrals!
