Hi Beth,
I think it depends on the market conditions at the time and whether or not the investor is comfortable with the risk/reward scenario at that point in time.
As you know, it is difficult to find properties in California that cash flow with an acceptable return. The TIC investment properties offer clients one alternative as long as they are comfortable with giving up control and becoming a fractional investor.
