Seven Most Dramatic Moments in Mission Viejo Real Estate Transactions

Every Mission Viejo real estate transaction includes some drama. 

When the drama pops up, who brings it to the party, whether it is emotionally charged or financially charged drama, and how dramatic it is varies all over the map. Make no mistake - all Mission  Viejo real estate transactions have some kind of drama.  Just so we’re all clear – when I say drama, I mean that someone involved in the real estate transaction where you have a seller, a buyer, two Realtors, and 23 other players who come in from stage left and stage right along the way to a closed and recorded transaction, has done or said something that someone else wasn't expecting.

I’d like to share with you my top seven most dramatic moments in my personal Mission Viejo real estate transaction history.

7.  The time the lender called me to say the loan couldn't fund today, in order to close by noon tomorrow as scheduled, because there were snipers on the roof of the bank building and the funder was forced to evacuate.  My job was to decide what the buyer should do about the carpet installers that were scheduled to arrive at her new condo at 2 PM tomorrow which she now would not own until the next day, when the moving truck was scheduled to arrive.

6. The time that the buyers met me at the bank owned house for the home inspection, and the first thing the home inspector says is “there’s a slab leak.”   And the inspection just went downhill from there.  Soaking wet carpet, soaking wet dry wall up half way up the interior walls, and mold growth already visible.

5. The time the lender called to say the reason the title company hadn't received the funds from the buyers’ loan was because the funds from the buyers’ loan were sent to a different title company.

4. The time the lender called five days before closing to say the reason we don’t have loan docs for the buyer to sign is because the buyers no longer qualify for the home loan because the wife, who was pregnant and working full time the day the loan was approved, is now on maternity leave having just delivered a beautiful baby boy.

3. The time the buyer, who was also her own agent, called me to ask in which room the person had died in the home she was buying.  I said “I don’t know.  I’ll ask the sellers.  Then she called back minutes later to say “I don’t want to know.”

2. The time the sellers refused to grant the buyers access to the home to conduct additional inspections for purposes of determining the cost and procedure to remedy the toxic mold (lab certified) in the family room wall.  After the sellers had signed more than 10 pages of disclosures specifically encouraging the buyers to conduct any and all inspections they deemed necessary.

1. Let’s just say that spending eight hours at a septic tank inspection at your sellers’ property includes all kinds of drama; especially when the septic inspector uses words like broken, full, stuck, buried, and $20,000.
