How Easy is Your Website for Clients?

When I first started on ActiveRain I wrote a post entitled: Ok, So You Have a Blog..... Are You Missing the Major Mark Over Here Though? And it’s one of the biggest blunders I think real estate agents make in a website: people have no idea where you are and what you do.How Easy is your website for users?

That may seem ridiculous but honestly, I have been to several real estate websites (still) and have no idea where in the world they are or even if it’s a real estate site! If users can’t figure it out when they are actually ON the site you can certainly bet Google won’t either.

Try and see your site from fresh eyes and from a buyer’s perspective. If you are unsure ask someone that has never seen your site before (and is not into real estate). Would they know where you work? Your niche? Can they easily find what they are looking for?

A well-laid out website for real estate should include a property search feature front and center. That is the #1 reason buyers seek out your site. If they have to hunt for the property search button or it’s hidden in a menu somewhere on drop down #3, they will get frustrated and leave.

Are you making them hand over all their information right away or after they have viewed a few properties? You want them to get a good sense of your website and if it’s easy to navigate they may feel more inclined to give over their info so they can come back to an attractive and easy working site. You have to decide whether you want them to be completely locked out of the search if they continue or if they have the option of continuing without signing up but then have it be a subtle consistent reminder every so often.

What about you? Can they find information about you? Are you telling them how many kids you have and your hobbies or your experience in real estate and why they should hire you over anyone else? Think about it.

What is your niche? Do you help military families relocate? Short Sale buyers or sellers? Condo buyers? Or focus on a specific neighborhood? If you’re answer is .. "well I do all those!" Then clients may feel you are desperate to get their business regardless of your level of expertise. Have specifics in the menu or side bar that address different types of buyers or sellers but don’t clutter the page.

If users have to hunt more than 10 seconds to find the information they need, most likely they will leave.

Keep it clean, neat and organized. Answer questions and give them a subtle but firm call to action, ready when they need it. Keep your contact information – at the very least your phone number - on every page or in the header and create a pleasant experience for your user.

I think my website has TOO much information. I may have overdone it with all the information and I am trying to figure out ways to cut back on wording and keep it simple. KISS is ALWAYS appropriate for a website and now it's just following the Synonym closer!

These are all great tips, Tammy. Thank you! It's a little shocking to think that 10 seconds can be the limit of keeping someone's attention, but I guess we do have an "everything should be instantaneous" mindset these days.

A lot of information is not necessarily a bad thing but not organizing is. There are great sites with hundreds of pages but you have to organize it well so people are not overwhelmed.

You bring about some good points regarding general navigation around a real estate specific website for buyers or sellers.  Ease of navigation is crucial to not only a new visitor staying on your but more importantly, coming back.

Excellent post! Knowing your niche is key to having a successful website. People often look for an expert, not a Jack  of all Trades. Websites that require an owner's manual are usually those I browse for a second before leaving.

Perhaps the biggest issue is IDX.  The prices are all over the board, and the quality does not bear a direct relationship.  I've looked at many IDX solutions and also reviewed multiple websites that include the service.

I think a well done Word Press website with IDX can be productive, but the problem is getting IDX that actually effectively captures leads. 

I note that every solution claims to be #1.  I think I'm looking for the #2 site that will try harder.  Its hard for agents to shop intelligently because everyone focuses on a sales pitch, with no data to backup their claims.  I enjoy the tech side of the journey, but so far the results of my travels has been less than impressive !

I agree number one is making sure potential customers can access the MLS or IDX solution. Lots of sites with too much nonsense on them.

Good post.  Some websites seem to be a library of information rather than a tool for lead generation.  I'm in the process of trying to consolidate my sites and whew! it's a challenge to get the vision out of my head and onto the site!  

Tim, you are sooo right about IDX prices all over the board - I was shopping for IDX, a level higher than the free IDX and found service from 199 per year to over $200 per month!  It was so confusing that I just left the IDX as is since I tend to work more with sellers than buyers.

Clearly the easier you make it the better. And it also has to have interesting content. I'm still amazed at the old real estate sites I run across that were built to rank well back in the dark ages and not built for the consumer. The sites that repeat XYZ homes for sale in a myriad of versions over and over again on the home page.

Great information on how to promote yourself on your website. People who take the time to look on your website need to know what you do, where you are located, and what is your expertise. Like you said, if they are confused while looking at your website, they will probably not contact you for assistance in buying or selling a home.

The most important thing our website does it make sure people can find our phone number and/or email address.  I don't think out website is all it can be and love the examples you have.  I might need some professional help.
