Garage issues. Home inspection in Hobbs New Mexico The FSBO home.
issues a report. It is a very easy report to understand. There is a summation page just for those who don't want to scroll through the entire report looking at the issues listed from here and there in the report.
I got a call from the Buyers Realtor yesterday. She said she was confused about how many times there was things listed in the report.
It took me Twenty minutes to explain to her that the summation pages were just that, "Summation pages".
It takes all the issues in the report and puts them on One page for ease of use. This is so you don't have to go through the entire report making notes.
The Reatlor told me "This is very confusing to me".
"I have never seen a report like this, I always get a hand written report from my inspector".
I asked how they install the pictures in the report.
She said they don't. Making a note of the issues is enough. WOW.
After explaining how to print just the summation pages, she said
"I think I have it".
Getting back to the inspection at hand. The garage used to have an office in it. Not any more. A wall had been removed but the ducting in the garage that used to go to the office in the garage had never been removed from service.
Here is a look at the "Missing wall".
Notice the vent n the sidewall? Here we have another in the ceiling of the old office area.
Both of these vents were in operation but they were closed. I could feel the cold air as the A/C was running at time of the inspection.
If there are any gasses or fumes from the garage, the fumes could get into the ducting system and then enter the home.
Not a good situation for anyone in the home when and if this was to ever happen.
