Hidden from sight Inspecting. Desert Sun Home Inspections Carlsbad N.M.

I was not going to even post today. I was up really late getting a report done for a Doctor and the 5,000 SQFT home I inspected yesterday.

When inspecting homes, we as inspectors find ourselves in many different situations when looking for things that are not correct with the installation of appliances.

Especially the built in appliances. In most of the homes i inspect, i do find where the installer wanted to save some time and not install the unit in the correct way. They think "IMO" this will never get inspected and rely on the local building inspectors to "Never look". In mos cases this is the case. Many of the issues I find could have been preventable.

Simply by having the local inspectors do the correct inspection at the time they were there to give the home a clean bil of health. And the C of O.

Here is what I found when inspecting the Range for a  buyer.

This was like this since day one, never inspected by the electrical inspector when the home was built.

Counter top range not connected properly.

This is the view of the counter top range when I inspected the range.

Sad to say, but the range was installed this way. Good for the sellers there had never been an issue of the wire nuts falling off and someone getting electricuted from pans hitting the bare wires under the range and in the cabinets.

This is the kind of stuff that makes me wonder if the local inspector even inspect at all.

Always get a professional certified home inspection.

Even if it were never inspected, used think that it would have been put in an electrical box for a sense of professionalism Clint.  :)

Hi Michelle,

I have to say there are very few ranges with the anti tipping devices installed.

Realtors don't even want it in the report. Makes it look bad for the buyer.

Have a great day in San Jose.

Hi Wayne.

Every home and I mean every home needs a home inspection when a buyer is buying it.

Never and I mean never buy a home without one.

Most that don't get a home inspection are collage degree buyers. Go figure.

Have a nice day in Fort Myers my friend.

Hi Carol,

I hear this all the time. I had one local inspector say to me to stop writing things up. It was making him look bad when the buyers would call the office and ask why. I still do.

Have a great day in Franklin.

Hi Tom,

It goes something like this.

1. Do a job.

2. Cut corners to get done.

3. Knowing the job will not be inspected by the electrical inspector. Cut even more corners.

4. Get paid and then run.

That about sums it up.

Have a good day in the Sacramento area.

Hi Matt,

You are right. With the renovations going on the buyers or home owners need to have a lot of the

"TRUST BUT VERIFY INSPECTIONS". This way they can take care of any issues if found while the contractor is still on site.

Have a great day and thanks for the comment.

Hi Jay,

And the proper grounding for the appliance. Notice there is not a ground wire to the range top?

Have a great day in Bristow my friend.
