I sold a vacant listing a month ago, and my early occupants just finished getting settled. Then two days after moving in all the sinks are leaking. Stunned, not really. I sort of expect a few things to go wrong here and there, but I quickly learned a few lessons. These are things that we should all look for when dealing with a vacant listing.
- Check that the water is running - My Inspector shut it all off, and had me running around the day before they moved in. It can save a major headache for your final walthrough. It's not uncommon for the water to be off in a vacant listing thats been sold. The owners may not want to risk any flooding or possible damage to the pipes. The Inspector also, as in my case, may have shut it off.
- Make sure their pilot light has been lit, on the hot water tank - Clients want hot water. Enough said.
- Check connections on pipes near the sink - Sometimes putty around drain pipe may have worn away, creating a waterfall in their vanity. Washers on old sinks sometimes will go as well if they have been unused for too long. Newer silicone washers, should last for your lifetime.
These are just a few things you can do, to make sure your Clients don't have water on the brain!
