What is SECONDARY waterfront in Coeur d'Alene, Idaho?

Secondary waterfront Coeur d'AleneSECONDARY WATERFRONT is a classification of waterfront property for sale in the Coeur d'Alene MLS, and I often get questioned about just what that term means.

Quite simply, it means that a particular piece of property classified as secondary waterfront in the Coeur d'Alene area has no frontage on the water, but it does have rights to water access.  Often, we will see this in waterfront communities where some of the homes have frontage on the lake or river, while others in the neighborhood do not.  But those non-waterfront homes or lots are often granted access to the neighborhood beach, dock, boat ramp or park which does front the water.

For many, secondary waterfront in Coeur d'Alene is desirable in that it gives them easy recreational access to our beautiful lakes and rivers, while it protects them from the higher property taxes that accompany homes located directly on the waterfront.  Many others are content to carry a heavier tax bill in exchange for having a crystal clear lake or river right outside their back door!

Hi Janna, you know, that is a smart classification. We call those houses "water communities", and they are associations. So a waterfront can still be a water community.

If I lived there, you are the ONLY real estate agent I would use.

Jeeze! Janna, now we will have another classification to be abused when entering MLS information. Either you are on the water, or not; and water access is typically a separate classification, even if the property is waterfront. It looks like the listing agent is trying to confuse the folks viewing the property on the Internet, and forcing them to call the agent for clarification...now that's a good thing! Thanks for te alert!

Janna, I was guessing a home on the other side of a street from a lake. Is there a certain distance from the water in order to be classified secondary waterfront?

I just would like to see Lake Coeur d'Alene again!  It has been around 34 years since I've been there and rode in the water plane over the lake and mountains, MAJESTIC SPLENDOR FROM THE MIGHTY HAND OF GOD!

Andrea - I have never been to Connecticut, but one of these days I am going to get up there to experience it, and meet you in person!

Norman - We have no choice but to classify them and input them into the MLS according to their rules and guidelines.  As with most things, there will be a wide variety of classifications based on local traditions.  It's all good! 

Michael - Nope, you just need to have water access...

Sara - Rest assured that it is still pretty as a post card in Coeur d'Alene, Idaho!

Gary - It could be any number of ways.  Easement, joint ownership of common waterfront, access by virtue of belonging to HOA...  Any number of ways that a property owner has rights to enjoy the waterfront that is off limits to the general public.

I have never heard of Secondary waterfront properties.  We own waterfront property and there is no access to our beach, dock or lake front by others behind us. They need to go to the public beach or Marina docks to access the water.

Who maintains the docks? The Primary or Secondary?

Edward - It would have been a great long term investment had you hung on to it!

Michele - If you had community ownership through a homeowner's association, your annual dues would cover the maintenance, and taxes.  The association would own the waterfront.  It's common around here for several lake cabins to share ownership (and maintenance and taxes) of a single waterfront parcel that adjoins their properties.

Easy access to the water is a great asset to a homeowner and does increase the value of the home. Having the real thing is obviously the best thing to have, but access is better than nothing.

We don't use that term...it is either frontage or access..and very unfortunately, our MLS does not classify the difference, you have to read each listing as they are all lumped together and as you know...there is quite a difference.

I work with waterfront properties in Florida and know communities with a community water access , but never met a definition of the Secondary Waterfront. Out MLS doesn't have this option, I think it would be great to let customers know about it when they are looking for  a reasonably priced properties with a water access. Thanks a  lot for the clarification.
